Under-deck collection rail
still a room below
Boards are laid with a gap; water goes through it. The rail catches it below the joists and turns it out beyond the footprint, so the soffit stays dry.

Under-deck collection rail in a garden.
A deck is a roof over a hole. Whatever falls between the boards lands on the structure underneath — and on anything stored there.
The rail is fixed to the beam under the joists, with a fall toward the outer edge. Water never reaches the soffit, so the space below can be finished and used instead of being written off.

Send the space. We'll do the numbers.
Run length, what crosses it, where the water goes — that is enough to quote a run.
